Self-storage software pricing in the UK is rarely straightforward. Most platforms charge per unit, per facility, or on a tiered basis, and the headline price almost never includes payment processing fees, access control add-ons, or setup costs. How Self-Storage Software Is Priced

Unlike most SaaS categories, self-storage platforms do not settle on a single pricing model. The four main approaches are:

  • Per-unit pricing. You pay based on the number of storage units in your facility. This is Storeganise's model, starting at around $90/month (approximately £70) for up to 100 units, increasing by roughly $10/month for each additional 10 units.
  • Per-facility pricing. SiteLink (Storable) charges a monthly subscription per facility, with one licence typically covering one location. The fee includes all features, upgrades, and unlimited users.
  • Tiered plans. Stora uses tiered pricing that scales with your facility size and feature requirements, starting from around $83/month (approximately £65).
  • Quote-based pricing. Kinnovis does not publish pricing at all. You must request a quote, which is based on facility size, number of sites, and required features.

Payment processing is extra. Every platform in this comparison charges payment processing fees on top of the software subscription. Stora processes payments through Stripe and GoCardless, passing through their transaction fees. SiteLink integrates with multiple payment gateways. These fees typically add 1.5% to 2.9% plus a fixed per-transaction charge. On a facility turning over £200,000 per year, that is an additional £3,000 to £5,800 annually.

Costs Beyond the Subscription

Setup and onboarding

Some platforms include onboarding in the subscription. Others charge a one-off setup fee that can range from £500 to £2,000 depending on the complexity of your facility, the number of unit types, and whether you need data migration from an existing system. SiteLink charges a nominal one-time fee per licence. Stora includes onboarding support but may charge for complex migrations. Always ask for the full setup cost in writing before signing.

Access control integration

Connecting your software to gate access, individual unit alarms, or smart locks often requires additional hardware and integration fees. Some platforms bundle basic access control. Others treat it as a premium add-on or require a third-party integration partner. Budget £1,000 to £5,000 for access control hardware and setup on top of the software cost, depending on facility size.

Website and online booking

Stora includes a website builder in its platform, which is a significant advantage for new operators who do not already have a booking-enabled website. SiteLink and Storeganise integrate with third-party websites but do not build one for you. If you need a website built separately, add £2,000 to £8,000 to your setup costs.

Insurance and ancillary revenue modules

Some platforms offer tenant insurance as an integrated revenue stream, taking a commission on policies sold. Others charge for insurance module access. If ancillary revenue (insurance, merchandise, packing supplies) is important to your business model, check whether the module is included or priced separately.

Multi-site fees

Operators running two or more locations typically pay per facility with SiteLink, or move to a higher pricing tier with Stora and Storeganise. A three-site operation can easily pay 2.5 to 3 times the single-site price rather than a simple multiple of three, because higher tiers include features (corporate reporting, centralised management) that single-site operators do not need.

Payment processing is the largest cost component for every platform. The software subscription itself is typically 25% to 40% of the total cost of ownership. This is important context when comparing headline subscription prices: a platform that is £50/month cheaper but routes payments through a more expensive processor may cost more overall.

Watch for price increases. SaaS pricing is not fixed for five years. Multiple SiteLink users have reported regular annual price increases. Stora's pricing has also evolved as the platform has added features. Build a 5% to 10% annual price increase into any long-term cost projection to avoid surprises.

What a Bespoke System Costs
